Finding The Perfect Maui Home For Sale
By Susan Truett and Charles Truett
If you are thinking of relocating to Maui, this article
will hopefully guide you to making a positive decision when thinking of buying a
home there. Hopefully, by the end you will be one step closer to finding a Maui
home for sale, and being able to purchase it.
Maui is an island belonging to Maui County in the State of Hawaii. It is also
known as the Valley Isle. Maui is located in the Pacific Ocean and has a
population of 120,000 during the last census. It was discovered in 1778 by
Captain James Cook, and has many visitor attractions such as tropical
rainforests and a 10,000 feet volcano called Haleakala. Now the island averages
about 2-3 million visitors per year. The major towns on Maui Island are Kihei,
Kahului, Wailuku, and LAHAINA.
Buying a Maui home that is for sale is not a hard thing to do, if you consider
the natural laws of the State. You should contact all the necessary
governmental, financial, and legal experts that can help you purchase a new
home.
It is best to start your search for a Maui home by contacting a professional
real estates agent. Asking friends or family to recommend someone is the best
way to go. If this is not successful, you can search online for real estate
brokers that specialize in Maui properties. If you are located within Maui, you
can use the telephone directory to research real estate agents. After you have
spoken to a few of them, you should meet with the potential real estate agent.
During this initial meeting, you can discover how much experience the agent has
with the Maui property scene.
After deciding on an agent, it is now time to find your Maui home for sale. The
price you pay will be determined by what you can afford and where you would like
to live in Maui. For example, an average price for a family home in Lahaina is
1.2 million, as compared to the average price for a family home in Kihei, which
is 980,000. It is best to consider how much you would like to spend before
searching for your home. Your real estate agent will have listing of property
for sale and can help you figure out this information.
It is important to consider the finances that you have available for purchasing
your Maui home. There are many lenders available in the State and elsewhere, and
the rates of interest that you will pay will vary. It is your responsibility to
research the loans available for you new home. However, if you are able to pay
cash, then that will suddenly make property a lot cheaper. You can purchase a
home in Kahakuloa for 1.3 million.
Once you have selected a home you would like to make an offer on, some mortgage
lenders require that you have a home inspection completed. You should make a
conditional offer depending on the results of the home inspection.
Lastly, it is important to buy homeowner's insurance when purchasing a Maui home
for sale. This protects your money and investment. A smart homeowner will do
well to purchase this. When all this paperwork is completed, you will then be
ready to move into your new Maui home and enjoy this wonderful place.

Maui Realtors: What You Need To Know
By Susan Truett and Charles Truett
Maui is a great place for families of any size.
However, before you plan a move to Maui and contact those Maui Realtors, there
are some considerations that you should take care of. Here are a few things to
look out for:
Take a serious look at your budget.
Determining whether or not a move to Maui is realistically in your budget should
be the first step you should take. Contacting the Maui Realtors will certainly
give you a good price guide. Many people fear that moving to Hawaii will be
extremely expensive, and while the cost of living is slightly higher than most
U.S. states, you can make a comfortable move to Hawaii if you plan wisely. Talk
to your family about ways you can save money for your move, and contact estate
agents in your state and Maui Realtors in Maui to find out more information
about selling your current home and finding a new home in Maui. Maui Realtors
are very keen to help and their friendly approach is very noticeable. It's also
best to set a realistic timeline for yourself when you're planning your move so
that you and your family will know just how much money you need not only to
move, but to live off of for at least the first couple of months you're in Maui.
Again the Maui Realtors will guide and advise you in this respect.
Find out what Maui has to offer.
You already know that Maui is beautiful and that the weather is virtually
perfect, but what about all the other features that Maui has to offer? Learn
about the island by going online (the cheapest way) and locating sites about
historical museums, recreational parks, and the best neighborhoods to purchase
homes in. For instance, the areas of Paia and Wailea have great homes and
beautiful beaches close by, so you'll need to contact a Maui realtor to find out
how soon you'd be able to move into the home, as well as the home's additional
amenities. Contacting a Maui realtor online is easy as well, since the sites
that feature Maui homes will most likely have the contact information for a Maui
Realtors in the area. Be sure that you know what you're looking for in a home
when you're speaking with an Maui Realtor so you can get the features you need
within your price range. Most Maui homes have beautiful porches, spacious yards,
and sunrooms, so if you need (or want) these things in your home, be sure to let
your estate agent know. When you're searching for recreational activities that
will be close to your home, you can search online for parks and beaches close to
your desired neighborhood. Be sure to visit places like the Hana Cultural Center
and Museum, the Whalers Village Museum and the Maui Ocean Center to find out
more about past and present Hawaiian culture and to familiarize yourself with
your new home.
Get ready to move.
By now, you and your family have definitely decided to move to Maui, and have
your housing arrangements in order. So, before you board the plane, take some
time to learn as much about the Hawaiian culture as you can. Keep in constant
touch with your Maui Realtor as he will help you in many ways. A few weeks
before the move, try to have Hawaiian or Polynesian food for dinner so that you
can determine which dishes you like best; this way, you won't feel out of place
when you visit one of the many authentic Hawaiian restaurants in Maui. Learn
some common Hawaiian phrases so that you can speak to the Hawaiian people in
their own language. And, make visiting arrangements with your family and
friends, so that you can see each other as often as possible; after all, who
wouldn't want to take frequent trips to Maui? Happy moving!

Searching For Maui Beachfront Houses?
By Susan Truett
Who wouldn't want to move into a Maui beachfront house?
From the custom architectural jobs done on many Maui homes, to the beautiful
beaches and other natural attractions in Maui, you're bound to find something
you will love about Maui beachfront houses. However, like any home buying
process, you'll need to make sure several things are in order before you make
your move into your new Maui beachfront house. Here are suggestions for finding
some of the best homes in Maui, as well as ways to keep your budget in order
during the home purchasing process.
When you first decide you want to purchase a Maui beachfront house, take a
serious look at your finances to determine how soon you can move. Most people
that are looking to buy homes in Maui either don't already live in Hawaii, or
are purchasing the property as a summer home, so make sure have adequate
expenses if this is the case for you. If you plan on moving to Maui permanently,
create a timeline for yourself. Put aside money each month until the move to
have bills (including the mortgage) taken care of for at least the first two
months you're in Maui.
While you're searching, use all the resources that are available to you. Look
for Maui beachfront houses online as often as you can, since you may not be able
to make a trip to the island several times before you move (but if you can, why
not go?). All of the details you'll need to help you figure out which Maui
beachfront houses may be available online, especially if you're looking for a
summer home. Most homes have four or five bedrooms, two and a half bathrooms,
and you'll have direct access to the beach, which is one of the most important
features. Internet access is also available in most vacation homes, and the
windows in most homes (especially in the kitchen and living rooms) have great
ocean views. So, it may be a good idea to take a vacation or two in Maui, so
that you can get a feel for what you like in a Hawaiian home; this way, you'll
know just what to tell a realtor that you're looking for.
Searching for a real estate agent in Maui can be a fairly simple process as
well. You can contact agents online, and you may want to have a few phone
conversations with a real estate agent in Maui in order to 'interview' certain
agents to see who you would be most comfortable with. Be sure to view the real
estate agent's credentials online as well, so that you'll know how qualified he
or she is before you make the call. Also, take a look at the photos that may be
included on real estate agency websites so that you can see homes that have been
previously sold. You'll also want to ask the real estate agent you choose about
the various beaches in Maui, so that you can select homes in areas that are
close to the water. There are a number of beautiful homes in neighborhoods near
the Paia Beaches, Lahaina Beaches, and Wailea Beaches, so ask your real estate
agent about homes in these areas based on how many rooms you want and how close
you want to be to the ocean. Start your real estate search today; you could be
moving into a Maui beachfront house sooner than you think.

Hawaii Real Estate - Paying for Paradise
By Raynor James Platinum
Where does one even begin to start when discussing the
island paradise of Hawaii. Perhaps with an inflated Hawaii real estate market
for those considering relocating.
Hawaii
Formed by volcanoes, Hawaii is a collection of islands that feel like paradise.
In fact, the islands continue to grow with active volcanoes consistently
producing new lava flows and adding to the land mass. Loihi is going to be the
newest island, but is still underwater at this point. If you have a long-term
view, however, you can start saving money for a deposit now!
Each island of Hawaii has unique features to satisfy the desires of anyone
locating. You can get rain forest, soaring mountains, prairie like areas and, of
course, beaches, beaches and more beaches. If you love the ocean, there is no
better place to live than Hawaii.
Maui
Perhaps the most popular of the islands, Maui is a hot spot for travelers
seeking fun in the sun. Ripe with beaches and golf courses, one can't help just
looking around and admiring the view from practically anywhere on the island.
Lahaina is the main resort area in the north and Wailea is a surf Mecca on the
south end of the island.
Honolulu
Located on Oahu, Honolulu is the biggest city in Hawaii with a population of
roughly 400,000 residents. With the major airport in Hawaii and beaches of
Waikiki, Honolulu is the first designation of most travelers. The city is
situated up against mountains and is about the only place you'll find
skyscrapers and traffic jams of freeways. With only 400,000 people, the city is
not over populated. Still, it is a city and probably the least attractive
location on the islands. In Hawaii, that is a very relative statement.
Hawaii Real Estate
Hawaii is a paradise and Hawaii real estate prices reflect it. Surprisingly, the
prices are actually a little less than California. A single family home in
Honolulu is going to set you back roughly $730,000, while the same home in Maui
will average $20,000 more. On a positive note, real estate in Hawaii has
appreciated at a rate of approximately 26 percent in 2005.
Hawaii is truly paradise on earth. Unfortunately, the real estate prices reflect
it.
